Q3 2026 Is In: What the Numbers Mean for Barrier Island Buyers and Sellers Right Now

The Q3 2026 RASM report dropped October 15th and the headline numbers are the strongest we have seen since the market reset in 2025. From July through September, the four major market segments across Sarasota and Manatee counties recorded 5,699 combined closed sales, an increase of 8 percent compared to Q3 2025. Sarasota County single-family homes saw 2,071 closings during the quarter, up 3 percent year over year. Median time to contract dropped from 68 days to 52 days. Median time from listing to closing dropped from 107 days to 92 days. The market is moving faster across the board, and the inventory supporting that speed is shrinking. Active listings in Sarasota County dropped 20.8 percent year over year to 2,619 homes with months of supply falling to 3.7. A year ago it was over 5.

The number that tells the barrier island story most clearly is this one: Sarasota County recorded nine single-family sales above 10 million dollars during Q3 2026. That is up from one in Q3 2025. A 800 percent increase in the 10 million dollar and above segment in a single year. That is not a statistical quirk. That is a buyer profile making decisions. The buyers at the top of this market are not rate-sensitive. They are not waiting for a Fed announcement. They are identifying the addresses they want and they are moving. Bird Key, Siesta Key, and Longboat Key are where those addresses are.

David Crawford, the 2026 RASM president, put the buyer psychology correctly when he said the demand is real and buyers still want the lifestyle and the Florida tax advantages, but they are taking more time to do due diligence and making more strategic decisions rather than emotional ones. That is exactly the buyer showing up on the barrier islands right now. They have done the research. They understand what the inventory constraints mean long-term on an island with no new lots being created. They are not in a panic. But they are not waiting indefinitely either.

The condo market in Sarasota County posted 908 closed sales during Q3, an increase of 26.8 percent year over year. Condo prices in both Sarasota and Manatee counties rose in September for the first time in several months, up 3.3 percent and 5.4 percent respectively. That condo recovery matters for the barrier islands because the buyer who walks into a downtown Sarasota high-rise sales center and decides against the monthly fees and the building politics is the buyer who ends up on Bird Key. Every condo that sells in downtown Sarasota represents a buyer who made a decision about waterfront Sarasota. Some of them land in buildings. Some of them land on islands.

On Bird Key specifically, the current inventory picture reflects the tightening the Q3 data describes at the county level. There are approximately 12 active listings on the island ranging from just over 2 million dollars to nearly 12 million dollars. The most recent closed sales include 465 East Royal Flamingo Drive at $4,512,500 in September and 667 Mourning Dove Drive at $10,500,000 in August. Two properties are under contract right now. The homes that are sitting longest are the ones priced above what the closed sale data supports. The ones that moved did so because they were priced to the market from day one.

This week in Sarasota is also a reminder of what the lifestyle argument actually looks like in real time. The 30th Annual Downtown Sarasota Craft Festival is at 5 Points Park today and tomorrow. The St. Armands Fall Festival of the Arts is running this weekend at 434 St. Armands Circle, which puts world-class fine art on the same blocks as Bird Key's front door. The Night of Wonder season kickoff party is at The Ringling tonight. The Sarasota Orchestra opens its Planes, Trains and Automobiles concert this weekend. The 4th Anniversary Community Celebration at The Bay Park runs through November 1st with special programming all month. The UCI BMX Racing World Cup comes to Sarasota October 31st and November 1st at Sarasota BMX. And the Siesta Key Crystal Classic International Sand Sculpting Festival, where 24 master sculptors from around the world transform the finest beach sand on earth into an outdoor gallery, runs November 13 through 16.

The Taste of the Bay presented by Sarasota-Manatee Originals on October 25th is the one I would not miss if you are visiting this market for the first time. Signature dishes from locally owned restaurants, drinks, live music, and the kind of crowd that tells you exactly who lives in this city year-round. That is the experience that closes buyers who have been on the fence. Not the listing brochure. Not the MLS sheet. The actual city, doing what it does on a Thursday night in October.

The Q3 data and the October calendar point in the same direction. The market is tightening. The buyer profile at the top is making decisions. The cultural infrastructure that supports year-round living in Sarasota is operating at full capacity. And the inventory on the barrier islands, which was never abundant, is getting smaller. The buyers who move in October and November are the ones who close before season turns competitive. I specialize exclusively in Bird Key, Siesta Key, Longboat Key, and Anna Maria Island as well as the waterfront communities of Legends Bay and San Remo Shores. If you are looking seriously, reach out and we will talk through what the data shows on the specific addresses you are watching.
